Engineer at CPWD
Early career as engineer at the Central Public Works Department — one of India’s largest government construction and valuation organisations. Developed the foundational civil engineering and property assessment skills that would underpin four decades of practice.
~1990s–2007
Valuation Specialist — ITCOT Consultancy & Services Ltd
Senior valuer at ITCOT, a joint venture of ICICI, IDBI, IFCI, banks, SIPCOT, TIIC, and SIDCO. Handled valuations assigned by the Honourable High Court of Delhi, building deep expertise in court-grade professional standards and institutional lending requirements.
2006–2008
MBA in Real Estate
Completed an MBA (Real Estate) from Guru Gobind Singh Indraprastha University, Delhi — fusing four decades of practical engineering expertise with formal business education in real estate finance, valuation theory, and investment analysis.
2008
Founded Mortgage Valuation Experts
Established MVE in Indirapuram, Ghaziabad — the first independent valuation consulting organisation headed by a Techno-Financial Professional with an MBA in Real Estate. Also the first Govt-registered MSME valuation service exporter from Uttar Pradesh, earning foreign currency through NRI and international property valuation assignments.
2018–19
UP Govt MSME Award — 1st Prize, Service Sector
Received the 1st Prize in the Service Sector category from the Chief Minister and Governor of Uttar Pradesh. Recognised as the Only Valuation Service Exporter from Uttar Pradesh for earning foreign currency through international clients.
2019
IBBI Registration
Registered as Valuer (Land & Building category) with the Insolvency and Bankruptcy Board of India via IOV Registered Valuers Foundation. Registration: IBBI/RV/02/2019/11959. Now empanelled with Canara Bank’s SARFAESI panel (empanelment date: 06-01-2025).
2023–2025
Regular Publications — IOV RVF & ICAI RVO
Published peer-reviewed research in IOV Registered Valuers Foundation journals and ICAI RVO’s The Valuation Perspective. Topics include realizable value, black money impact on mortgage valuations, SARFAESI Act implications, and real estate market cyclicality.
